Description: A foreign lender retained asset management services to help improve performance and prepare the hotel for sale after a deed in lieu of foreclosure. This was a complicated mixed-use project which also included retail and condominiums. The hotel was separated from the other operating components to allow for a separate sale. ADR was improved through effective yield management strategies and targeting the right business mix. Through benchmarking with other Embassy Suites, complimentary breakfast costs were realized as high and were reduced through portion control and using less expensive items while monitoring guest satisfaction. The hotel sold at a price that exceeded the client’s expectation.
