Description: Asset management services were provided to the foreign owner and the opportunistic fund. A strategy was implemented to reposition the asset and prepare it for sale. Strategies included replacing the management and negotiating a flexible management contract, eliminating the lower-rated airline crew business and replacing it with higher-rated business and undertaking a $9 million full-scale renovation. Through uses of effective yield management to maximize revenues and the implementation of cost controls to achieve operating efficiencies while attending to the appropriate level of service, the property improved performance and significantly exceeded financial expectations.
